Our Story

Built for the investor, not the listing

Single-tenant net lease is one of the most efficient ways to hold commercial real estate — and one of the easiest asset classes in which to overpay. Cap rates compress and decompress on headlines, tenant credit shifts beneath fifteen-year leases, and the 1031 calendar pressures buyers into decisions they would never make with time on their side.

American Net Lease exists to put information back on the investor's side of the table. We publish institutional-grade research on cap rate movement, tenant credit, and sector dynamics — the same analysis that drives our advisory work — and we make it freely available, because an informed counterparty is a better client.

The firm advises private investors, family offices, and institutions on net lease acquisitions, dispositions, sale-leasebacks, and 1031 exchanges across all 50 states.

Investment Philosophy

Three principles we don't trade away

Research precedes inventory

Most brokerages publish research to market their listings. We invert that: our research agenda is set by what the data says investors need to know, and transactions follow from the trust that discipline earns. When we have no inventory to sell you, our only product is being right.

Credit is the asset

A net lease property is a bond wrapped in real estate. The building matters, the location matters — but the tenant’s ability and obligation to pay for fifteen years is where the value lives. We underwrite tenants the way a lender would, before we ever discuss price per square foot.

Advice over volume

We would rather tell you not to buy than close a transaction that weakens your portfolio. That costs us fees in the short run. It is also why clients bring us their next 1031 exchange without calling anyone else.

Dwaine Clarke founded American Net Lease to bring research-first discipline to single-tenant net lease investing. He leads acquisitions and dispositions for private investors, family offices, and institutions nationwide, and personally handles negotiation and the firm’s top client relationships.

A licensed real estate broker with more than 15 years in net lease and over $500M in closed transactions, Dwaine directs the firm’s cap rate and tenant-credit research — the same analysis that guides every engagement. He is a Florida-licensed broker of record (FL Lic. #BK3592809).
