How the estimate works

Value = rent ÷ cap rate. The cap rate is the part we actually know.

The band comes from single-tenant sales in your sector with a comparable guarantee, trailing twelve months, from our internal transaction book. We show the sample size and the refresh date every time, and withhold any cell under five sales.

Equity unlocked subtracts your stated loan balance; it ignores prepayment penalties, closing costs and taxes, which the full analysis models. Coverage divides site EBITDA by proposed rent — the honest test of what the store can carry. Debt service is an estimated annual payment on the stated loan at the entered rate, amortized over 25 years with monthly compounding.

How does the sale-leaseback calculator work?

Value is annual rent divided by a cap rate. A published sector band uses the high cap for the low value and the low cap for the high value. When the book withholds a cell — fewer than five sales — you enter a cap rate to test. Equity subtracts the loan you entered. The result is an estimate, not a price.

Where do the cap rates come from?

Published bands come from single-tenant sales in that sector with a comparable guarantee, trailing twelve months, from American Net Lease’s internal transaction book. We show the sample size and the refresh date when a band is published, and withhold any cell under five sales.

Is this an appraisal?

No. The calculator is an indicative estimate from a sector cap-rate band or a cap rate you enter. It is not an offer, appraisal, tax or legal advice. Actual pricing depends on credit, term, escalations, location, and the lease you sign.
