What do you need from the operator?
We need enough to underwrite the real estate and the rent you could actually pay — not a data-room dump on day one. Address list, ownership entity, existing debt (balance, rate, and maturity if you have them), current occupancy cost, and the last year or two of unit-level sales or earnings are the useful core.
If a lease already exists, send it. If you would be signing a new lease as part of a sale-leaseback, say the term and rent you could live with. Brand, unit count, and whether the guarantee is personal, franchisee-entity, or corporate belong in the same note. Missing pieces slow the memo; they do not disqualify the request.
Do not send customer lists, employee files, or anything you would not want in a broker’s inbox. If a document is privileged, keep it with counsel. We can work from a summary while you decide what to share.

How is the work kept confidential?
The work is kept confidential by treating an analysis request as an advisory file, not as inventory. American Net Lease does not market your locations, share your unit economics, or shop a teaser from this form.
