The situation
The note has a date. The rate on the other side of it is the question.
Car-wash operators who built in the last cycle, convenience-store owners with a balloon, and restaurant franchisees whose last cash-out is coming due all meet the same calendar: the loan matures whether or not a committee likes today's coupon.
A refinance at today's rate keeps the deed and replaces the note. That is the right tool when cheap capacity is still open and you do not need proceeds above what a lender will advance. When the payoff is larger than that advance — or when you do not want another personal guarantee — the deed itself is the other account.

How the capital is sized
The honest test is payoff versus what the lease will capitalize.
Value is rent divided by a cap rate a buyer will actually pay for the lease you can support. If that value clears the payoff, remaining proceeds are equity. If it does not, a sale-leaseback does not invent a cure. The analysis says which.
Refinance typically advances on a loan-to-value band — on this site, the published comparison uses typically 60–75% LTV against a sale-leaseback that can reach up to 100% of value. Those are structure ranges, not a quote on your note.
The sale-leaseback calculator subtracts a stated loan balance from a first-pass value. It ignores prepayment penalties, closing costs, and taxes. The Portfolio Capital Analysis is where those items get modeled.

Refinance at today's rate
A refinance keeps residual ownership, depreciation, and the option to sell later. The cost is leverage, covenants, a guarantee in most cases, and renewal risk when the new loan matures.
A sale-leaseback retires the note by selling the fee. Occupancy continues on rent you author. You give up upside in the dirt. American Net Lease explains that trade and markets the lease; it does not refinance the loan.

Timeline
Know the payoff date. Then read the roofs against it.

What if the sale price does not clear the payoff?
Then a sale-leaseback is not the cure for that roof. The analysis says so. Some operators sell a first tranche that clears and refinance or hold the rest. Do not market a store into a shortfall and hope the buyer ignores coverage.
Does a prepayment penalty kill the trade?
It changes the net. The calculator ignores prepayment penalties on purpose. The Portfolio Capital Analysis is where the penalty, closing costs, and taxes get subtracted before anyone talks about leftover equity.
Can I refinance some sites and sell others?
Yes. The two products can sit on different roofs. That is the point of ranking a portfolio instead of treating every note as the same decision.
